First-Time Buyer in Malaysia? Here's Your 10-Step Checklist

Purchasing your first home is one of the biggest financial decisions you will ever make. Done right, it sets the foundation for generational wealth. Done carelessly, it becomes a stressful liability. Here’s your step-by-step roadmap to getting it right.

Step 1 - Know Your Budget

Start with what you can realistically afford, not just what the bank will approve. Use the 30% rule: your monthly loan repayment should not exceed 30% of your gross monthly income.

Step 2 - Check Your CCRIS & CTOS

Your credit record determines the loan rate and quantum you qualify for. Pull your CCRIS from Bank Negara’s eCCRIS portal and your CTOS report online - both are free. Fix any errors before applying.

Step 3 - Get a Pre-Approval Letter

Visit 2-3 banks or use a mortgage broker to obtain a Letter of Offer in Principle (LIP). This tells you exactly how much you can borrow and strengthens your negotiating position.

Step 4 - Engage a Trusted Agent

A licensed real estate agent (REN/REA) costs you nothing - their commission is paid by the developer or seller. They save you time, protect you from misleading listings, and negotiate on your behalf.

Step 5 - Shortlist Your Properties

Define your must-haves: number of bedrooms, proximity to schools, land title type (freehold vs leasehold), and township reputation. Visit show units - photos always flatter.

Step 6 - Conduct Due Diligence

Before signing anything, verify:

  • Land title status and encumbrances
  • Developer’s track record and past delivery
  • Surrounding master plan and zoning

Step 7 - Negotiate & Sign the SPA

The Sale and Purchase Agreement (SPA) is a legal document - have a property lawyer review it. Key items: defect liability period, vacant possession date, and liquidated ascertained damages (LAD).

Step 8 - Secure Your Home Loan

Submit the signed SPA with your full loan application. The bank will conduct a valuation. Expect 2-4 weeks for approval.

Step 9 - Monitor Construction Milestones

For under-construction properties, loan disbursements follow a progress claim schedule. Track each milestone and keep your Rehda-certified architect’s confirmation slips.

Step 10 - Conduct a Thorough Defect Check

Before accepting your keys, walk through every inch of the unit with a checklist. Note every crack, uneven tile, and faulty fitting - the developer must rectify them within the Defect Liability Period (typically 24 months).
